Les transactions immobili\u00e8res conna\u00eetraient une baisse d&rsquo;environ 12% par rapport au m\u00eame mois l&rsquo;ann\u00e9e pr\u00e9c\u00e9dente, tandis que les prix moyens au m\u00e8tre carr\u00e9 stagneraient autour de 2 450 \u20ac dans le centre-ville historique.<\/p>\n<p>Pierre Dubois, agent immobilier depuis quinze ans dans la capitale comtoise, confirme cette tendance : \u00ab\u00a0Nous observons une frilosit\u00e9 certaine chez les acqu\u00e9reurs. Les taux d&#8217;emprunt, bien qu&rsquo;en l\u00e9g\u00e8re baisse, restent per\u00e7us comme \u00e9lev\u00e9s par les jeunes m\u00e9nages. Beaucoup pr\u00e9f\u00e8rent attendre une hypoth\u00e9tique correction du march\u00e9 ou une nouvelle baisse des taux.\u00a0\u00bb<\/p>\n<h3><span class=\"ez-toc-section\" id=\"La_location_un_secteur_en_surchauffe\"><\/span>La location : un secteur en surchauffe<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>\u00c0 l&rsquo;inverse, le march\u00e9 locatif bisontin semblerait conna\u00eetre une activit\u00e9 exceptionnelle. La demande pour les logements en location aurait augment\u00e9 de pr\u00e8s de 18% sur un an, tir\u00e9e notamment par l&rsquo;arriv\u00e9e d&rsquo;\u00e9tudiants anticipant la rentr\u00e9e universitaire et de professionnels attir\u00e9s par le dynamisme \u00e9conomique local.<\/p>\n<p>Sophie Martin, propri\u00e9taire de trois appartements dans le quartier Battant, t\u00e9moigne : \u00ab\u00a0Je re\u00e7ois en moyenne une vingtaine de demandes pour chaque logement que je mets en location. Les d\u00e9lais de location se sont r\u00e9duits \u00e0 moins d&rsquo;une semaine, contre trois semaines il y a encore un an. C&rsquo;est un v\u00e9ritable march\u00e9 de vendeur.\u00a0\u00bb<\/p>\n<p>Les loyers moyens auraient ainsi progress\u00e9 d&rsquo;environ 7% sur un an, avec des pics \u00e0 +12% pour les petites surfaces bien situ\u00e9es \u00e0 proximit\u00e9 du campus de la Bouloie ou du CHU.<\/p>\n<h3><span class=\"ez-toc-section\" id=\"Facteurs_explicatifs_de_cette_divergence\"><\/span>Facteurs explicatifs de cette divergence<span class=\"ez-toc-section-end\"><\/span><\/h3>\n<p>Plusieurs \u00e9l\u00e9ments pourraient expliquer cette \u00e9volution contrast\u00e9e.
