Mon conseiller ne m&rsquo;avait pas averti que cela viendrait s&rsquo;ajouter \u00e0 ma base taxable. R\u00e9sultat : +3 700 \u20ac d&rsquo;imp\u00f4t cette ann\u00e9e. \u00bb<\/p>\n<p>Ce cas n&rsquo;est pas isol\u00e9. Selon une \u00e9tude interne de la Direction G\u00e9n\u00e9rale des Finances Publiques (DGFiP), pr\u00e8s de 12% des d\u00e9clarants IFI auraient omis d&rsquo;inclure certains actifs immobiliers d\u00e9tenus via des enveloppes fiscales en 2024.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Pourquoi_certains_PER_tombent_sous_le_coup_de_lIFI\"><\/span>Pourquoi certains PER tombent sous le coup de l&rsquo;IFI ?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>La r\u00e8gle est pourtant claire : depuis la r\u00e9forme de 2018, l&rsquo;IFI taxe l&rsquo;ensemble des actifs immobiliers, y compris ceux d\u00e9tenus indirectement via certains produits financiers. Les PER investis en SCPI (Soci\u00e9t\u00e9s Civiles de Placement Immobilier), OPCI (Organismes de Placement Collectif Immobilier) ou immobiliers directs seraient concern\u00e9s.<\/p>\n<p>\u00ab Beaucoup d&rsquo;\u00e9pargnants pensent \u00e0 tort que le caract\u00e8re &lsquo;bloqu\u00e9&rsquo; du PER le rend invisible au fisc pour l&rsquo;IFI. C&rsquo;est une erreur qui peut co\u00fbter cher \u00bb, explique Ma\u00eetre Dubois, notaire sp\u00e9cialis\u00e9 en fiscalit\u00e9 patrimoniale.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Comment_verifier_si_votre_PER_est_concerne\"><\/span>Comment v\u00e9rifier si votre PER est concern\u00e9 ?<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Trois questions cl\u00e9s \u00e0 se poser :<\/p>\n<ul>\n<li>Votre PER contient-il des parts de SCPI ou OPCI ?<\/li>\n<li>Avez-vous opt\u00e9 pour un support \u00ab pierre-papier \u00bb ou fonds immobiliers ?<\/li>\n<li>La valeur de ces placements d\u00e9passe-t-elle 5% de votre PER ?<\/li>\n<\/ul>\n<p>Pour les contribuables dont la valeur globale du patrimoine immobilier (y compris via PER) approche le seuil de 1,3 million \u20ac, la vigilance s&rsquo;impose. Le gouvernement pr\u00e9cise ces r\u00e8gles sur le <a href=\"https:\/\/www.impots.gouv.fr\/portail\/ifi\" target=\"_blank\" rel=\"noopener\">site officiel des imp\u00f4ts<\/a>.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Les_strategies_pour_optimiser\"><\/span>Les strat\u00e9gies pour optimiser<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Plusieurs solutions existeraient pour limiter l&rsquo;impact :<\/p>\n<ul>\n<li>R\u00e9\u00e9quilibrer son PER vers des supports non immobiliers<\/li>\n<li>\u00c9tudier les PER assurantiels avec clauses sp\u00e9cifiques<\/li>\n<li>Anticiper la liquidation partielle avant d\u00e9claration IFI<\/li>\n<\/ul>\n<p>\u00ab La cl\u00e9 est d&rsquo;avoir une vision globale de son patrimoine, y compris des actifs d\u00e9tenus dans des enveloppes fiscales \u00bb, conseille Sophie Lambert, conseill\u00e8re en gestion de patrimoine.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Un_sujet_qui_divise_les_experts\"><\/span>Un sujet qui divise les experts<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Alors que certains jugent cette imposition justifi\u00e9e au nom de l&rsquo;\u00e9quit\u00e9 fiscale, d&rsquo;autres d\u00e9noncent une complexit\u00e9 excessive. \u00ab On cr\u00e9e des effets de seuil qui p\u00e9nalisent les contribuables moyens \u00bb, regrette un \u00e9conomiste de l&rsquo;OFCE sous couvert d&rsquo;anonymat.<\/p>\n<p>Ce d\u00e9bat intervient dans un contexte de forte croissance des PER, dont l&rsquo;encours a d\u00e9pass\u00e9 150 milliards d&rsquo;euros en 2024 selon la F\u00e9d\u00e9ration Fran\u00e7aise des Soci\u00e9t\u00e9s d&rsquo;Assurances.<\/p>\n<p>Pour les \u00e9pargnants concern\u00e9s, le conseil est unanime : une revue d\u00e9taill\u00e9e de son PER avec un professionnel pourrait \u00e9viter de mauvaises surprises lors de la prochaine d\u00e9claration IFI.
