Un cas loin d&rsquo;\u00eatre isol\u00e9 selon les experts du secteur.<\/p>\n<p>La Banque de France confirme cette tendance dans son <a href=\"https:\/\/www.banque-france.fr\/statistiques\/credit\/credit-aux-menages\" target=\"_blank\" rel=\"noopener\">dernier rapport sur le cr\u00e9dit aux m\u00e9nages<\/a> : le montant moyen des pr\u00eats immobiliers aurait chut\u00e9 de pr\u00e8s de 18% sur les deux derni\u00e8res ann\u00e9es.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Le_nouveau_plafond_invisible_des_emprunteurs\"><\/span>Le nouveau plafond invisible des emprunteurs<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Trois facteurs combin\u00e9s cr\u00e9eraient ce \u00ab\u00a0plafond de verre\u00a0\u00bb :<\/p>\n<ul>\n<li>Des taux directeurs qui pourraient encore franchir un nouveau palier selon certains \u00e9conomistes<\/li>\n<li>Un durcissement des crit\u00e8res d&rsquo;octroi par les \u00e9tablissements financiers<\/li>\n<li>L&rsquo;inflation persistante qui gr\u00e8ve la capacit\u00e9 d&rsquo;\u00e9pargne des m\u00e9nages<\/li>\n<\/ul>\n<p><em>\u00ab\u00a0Les simulations que nous recevons ont baiss\u00e9 de 20 \u00e0 30% en un an\u00a0\u00bb<\/em>, confie sous couvert d&rsquo;anonymat une conseill\u00e8re en cr\u00e9dit immobilier. <em>\u00ab\u00a0Certains clients doivent renoncer \u00e0 leur projet ou se tourner vers des zones g\u00e9ographiques moins ch\u00e8res.\u00a0\u00bb<\/em><\/p>\n<h2><span class=\"ez-toc-section\" id=\"Les_strategies_de_contournement_qui_emergent\"><\/span>Les strat\u00e9gies de contournement qui \u00e9mergent<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Face \u00e0 cette contraction du cr\u00e9dit, les Fran\u00e7ais d\u00e9ploieraient des tactiques in\u00e9dites :<\/p>\n<blockquote><p>\n    \u00ab\u00a0Nous avons d\u00fb repousser notre achat de 18 mois pour constituer un apport plus cons\u00e9quent. La banque exigeait 15% au lieu des 10% initiaux\u00a0\u00bb, t\u00e9moigne Am\u00e9lie, 29 ans, en reconversion professionnelle.\n  <\/p><\/blockquote>\n<p>Parmi les solutions observ\u00e9es :<\/p>\n<ul>\n<li>Allongement de la dur\u00e9e d&#8217;emprunt jusqu&rsquo;\u00e0 25-27 ans en moyenne<\/li>\n<li>Recours accru au pr\u00eat familial (1 dossier sur 3 selon certaines estimations)<\/li>\n<li>Choix de biens n\u00e9cessitant moins de travaux<\/li>\n<\/ul>\n<h2><span class=\"ez-toc-section\" id=\"Un_marche_en_pleine_mutation\"><\/span>Un march\u00e9 en pleine mutation<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Cette compression des capacit\u00e9s d&#8217;emprunt pourrait avoir des effets domino sur l&rsquo;ensemble du secteur :<\/p>\n<ul>\n<li>Baisse des prix dans certains segments et territoires<\/li>\n<li>D\u00e9veloppement des solutions alternatives comme la location-accession<\/li>\n<li>Report des projets vers le neuf, soutenu par des dispositifs d&rsquo;aide<\/li>\n<\/ul>\n<p>Le minist\u00e8re de l&rsquo;\u00c9conomie surveillerait de pr\u00e8s cette \u00e9volution, comme en t\u00e9moigne la <a href=\"https:\/\/www.economie.gouv.fr\/plan-logement\" target=\"_blank\" rel=\"noopener\">derni\u00e8re version du Plan Logement<\/a> qui tenterait de maintenir l&rsquo;accession \u00e0 la propri\u00e9t\u00e9.<\/p>\n<h2><span class=\"ez-toc-section\" id=\"Et_demain_Les_scenarios_des_experts\"><\/span>Et demain ? Les sc\u00e9narios des experts<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>Plusieurs hypoth\u00e8ses circulent parmi les analystes financiers :<\/p>\n<ul>\n<li>Un possible assouplissement des r\u00e8gles du HCSF pour relancer le march\u00e9<\/li>\n<li>L&rsquo;\u00e9mergence de nouveaux produits hybrides combinant cr\u00e9dit et \u00e9pargne<\/li>\n<li>Une correction plus marqu\u00e9e des prix dans les zones tendues<\/li>\n<\/ul>\n<p>Pour les m\u00e9nages, le conseil reste le m\u00eame : multiplier les simulations, anticiper les hausses de taux dans ses calculs, et surtout&#8230; garder espoir.
